Guruprasad
had approached Dr N Rajgopal regarding delay in marriage of his
daughter and after taking proper remedies his daughter Sumathi’s
marriage had taken place. After a period of one year Guruprasad
reappeared before Dr N Rajgopal. This time he had come for a

The
son-in-law Dr Satyamurthy and his father Dr Karunakaran both were eye
surgeons. While Satyamurthy works for a well-known hospital in
Chennai, Dr Karunakaran has a practice at Thanjavur. Dr Karunakaran
is a very reputed eye surgeon with several clients to his credit. Dr
Karunakaran would schedule several surgeries on weekend and his son
Dr Satyamurthy would travel from Chennai to Thanjavur during weekend
to take part in the surgery. This way he was not only gaining

Guruprasad stated that during the marriage proposal he had committed
that he would set up an eye hospital for his son-in-law Dr
Satyamurthy. Now that Dr Satyamurthy has a job in Chennai, and his
marriage is with a girl having immovable properties at Coimbatore
while his father is a well-established Surgeon in Thanjavur. Sooner
or later, Dr Satyamurthy has to inherit and manage the properties of
Sumathi. There was no way Dr. Satyamurthy could manage a hospital in
Coimbatore, if at all setup as promised by Guruprasad. Geographically
Chennai, Coimbatore and Thanjavur were placed in a Triangular
location having distance of 300 to 500 kms between one to other
location respectively. Guruprasad had several complications in the
matter of property also. One of the major commercial property of
Guruprasad consisted of a bank, lodges, an automobile showroom,
another banks ATM and a few shops under long term rent.
Major portion
of the building was added by Guruprasad over the years without
obtaining any sanctions or plan approval from the civic authorities.
He was paying tax at old slabs for domestic/ residential property but
had in fact converted major portion into commercially viable shops. A
few tenants, knowing his precarious situation and of his need to sell
his property after his daughter’s marriage, were unwilling to
vacate the premises. Any prospective buyers would be ready only when
the possession is clear and vacant portion is delivered. To
complicate the matter further a couple of tenants who knew in and out
of Guruprasad were even interfering in negotiations with prospective
buyers. In the presence of buyers they were also demanding high
amount of compensation for leaving the premises. With these incidents
many were hesitant to enter into any deal. There was a pressing need
for Guruprasad to finalise the sale of his property at Coimbatore and
setup a Hospital at Thanjavur.
Simultaneously the shopkeepers were
also sending feelers that they would even inform the tax authorities
about the anomalies in the tax payment and the raising additional
portions without sanctions. If the matter was opened up Guruprasad
will invite heavy penalty and incur untold miseries and financial
losses. Due to road widening project by the civic authorities there
were heavy traffic in the area and the road had almost become unfit
for local traders to do any business as parking slots were not
available at all. The area was fast converting itself into high rise
buildings, housing, big offices and upmarket occupation with enough
parking space within the premises. As such the shop owners of

small portion of 70+ year old building. When Guruprasad returned home
he was surprised at the events happening as he had hit several
jackpots without any action. All his tenants who had demanded high
amount had no stake for any claim. The land was ready and fit for
negotiation and sale. In the next few months Guruprasad was able to
sell his property as desired by him. He was also able to fulfil his
commitment of building an eye hospital for his son-in-law.
